The Estate in BiH is located in Semizovac,15 km from the Sarajevo, , a kind of hillside location with view over the hills and mountains around. It can be reached by car from Sarajevo in about 20 minutes and the road uphill from the valley is of good asphalt quality.

The Estate comprises 65000 square meters (6,5 ha) and has on top of it its own private water source, filling up permanently a water tank of 12 m3 linked by a pipe to the house and garden. Even during hot and dry summers or in cold winters, the water source never dries out or freezes. About 40.000 square meters are covered with wood.

The main features of the Estate are a Bosnian type country house, a Turkish Hammam, a Monopteros, a fountain pool, an open garage with walls and roof, a garden house for tools and equipment and a magnificent park.

Communications: Telephone, Internet, Wi-Fi, cable TV, satellite communications with two satellites’ programmes.

The house

The house is built on a flat hill on several levels:

The ground level with 2 exits to the garden includes a fully equipped bar with a huge fireplace, sports training equipment, a modern solarium, a large Finnish sauna and a small splash pool for diving after sauna. The sauna has a 17 kilowatt oven for quick heating (30 minutes). The small pool is 2 meters deep. Two separate shower cabins are also installed. One further room includes a toilette and one gas heater for heating and hot water for the lower level of the house. Another room (laundry room) contains the washing machine and a large dryer.

The living area with the main entrance to the house and exit to a 80 square meter terrace. The living, dining and kitchen areas are connected with a view through all three areas. The three areas combined have about 140 square meters. The living area is dominated by another large open fireplace. The floor has oak parquet linked to tiles towards the wall. The room is fully equipped with stores, carpets, couch, chairs, table, TV (cable and satellite connections), lamps, etc.

The floor of the dining area, close to the open kitchen (separated by a 1,50 meter wall) is tiled and has an extra exit to the garden. A dining table with 8 chairs is provided.

The kitchen area has a central cooking table with electricity induction with the 4 cooking fields and ventilation above. The kitchen also has a gas stove with oven, freezer and deep freezer and storage space in a separate room equipped with a microwave and ice maker.

All kitchen utensils are provided, including dishes, porcelains, forks and knives, etc.

The kitchen area has an exit to the garden.

The guest room level offers two guestrooms, a large bathroom and another room with a gas boiler for heating and hot water for the upper part of the house and storage facilities. Each guest room has about 20 square meters and is full furnished (king size bed), cupboard, table and chairs and a carpet. Each guestroom has access to a large balcony running around two sides of the house with view to the garden and the mountains in the distance. The bathroom is fully tiled and has a shower cabin and a Jacuzzi. There are two wash basins in a stone table and a large mirror. There is also a toilet.

From this level a stair case leads to the higher owner’s bedroom through a 20 square meter inside wooden balcony above the dining area with a view down to the living area and the fireplace.

The owner’s bedroom consists of a 40 square meter room with a balcony to the garden, a separate bathroom with shower cabin, Jacuzzi and a toilet. There is also a walk-in closet for clothes. The room is fully equipped with a king size bed, a TV system, cupboards, etc.

From the inside balcony a staircase leads to the upper room under the roof (40 square meters, two ruff windows), containing two further single beds and full Office equipment (computer, fax, printers, storage for files, etc.).

The Hammam

The 6-cornered Hammam with about 35 square meters is built in the Turkish tradition of a Hammam with tiles and equipment from Turkey and Egypt. In the middle of the Hammam stands the 2 m round table for lying down for massages, The walls, the floor and the table are heated by a gas boiler. The steam is produced by a strong steam machine from Finland. There is also a relaxation room with Turkish equipment and toilet/shower.

The Monopteros

The Monopteros reminds of a British tradition of a column temple standing on a hill, overlooking the park. It has in its center a table with an original Art Noveau dancing girl statue from 1900. The girl is a Museum piece with marble from Carrara, Italy and red marble from Hungary. Roses fence in the whole area.

The fountain pool

 

Below the Monopteros on the flat grass part of the park, a pool with a diameter of about five meters includes a strong pump with up to 5 meters of a water fountain.

Open garage

The driveway ends half up the way to the house with an open garage for protecting the car.

The garden house for tools and equipment

The garden house with barbecue is located behind the main house at the end of the terrace. It is built in the same style as the main house and counts about 15 square meters. It holds all necessary maintenance equipment for house and garden, including a small tractor for mowing the grass. All equipment is included in the price of the house.

The Park

The extraordinarily charming park around the house is served by a gardener, taking care of hundreds of roses, fruit trees, and different kinds of flowers. The Estate counts for a number of bronze figures, like an original Berlin bear, a Chinese dragon, two real life lions and also two tigers and another life size dancing girl with lamps.
